Issue: New storm retention centers around contaminated soil pockets

Solution: In Situ Remediation, Underground Storm Water, Building On-Top. The South Loop Retail Center project transformed a series of underutilized and vacant parcels into a modern commercial destination in Chicago’s historic South Loop neighborhood. Bounded to the north by the site famously linked to the origin of the Great Chicago Fire—now home to the Chicago Fire Academy—the site spans just under two acres and was divided into three distinct land uses.

Redevelopment began with the large-scale demolition of an existing auto repair facility and other structures, along with in-place lead remediation and environmental cleanup to ensure regulatory compliance. DCS then installed a comprehensive Contech underground stormwater management system serving all parcels, along with full site infrastructure, utility connections, and a dedicated drive-thru lane for a future Chick-fil-A restaurant (constructed by others).

In parallel, DCS completed the ground-up construction of a new 3,500 square foot 7-Eleven convenience store with a 75,000-gallon underground fueling system, as well as a 9,300 square foot multi-tenant retail building anchored by Aspen Dental and Veterinary Emergency Group. Due to zero-lot-line constraints and setback requirements, the multi-tenant building was carefully constructed using portions of the existing foundation along the property lines.
