The Overlook at Oak Brook involved the comprehensive redevelopment of the former Macy’s Furniture Store site on 22nd Street in Oak Brook, Illinois. The entire site includes 8.6 acres being subdivided into seven individual lots, each developed concurrently with a composite contract value of $16M.

Maintaining this access route was critical throughout construction, ensuring uninterrupted traffic flow and customer access to Costco. Additionally, a utility easement along the eastern edge of the property, containing active water, sanitary, and storm lines, restricted any grading or construction activity within its bounds due to the age and maintenance requirements of these systems.Working in collaboration with project ownership, Costco, and the design team, DCS developed a detailed logistics and sequencing plan. This allowed for the demolition of the existing 200,000 SF building and installation of site infrastructure while preserving safe, surface-level access through the property. To avoid disruption, new utility lines servicing the individual lots were installed using directional boring methods under the access road. Simultaneously, DCS prepared building pads and began outlot construction using alternative access routes.

Upon nearing completion of vertical construction, DCS rebuilt the permanent access road, maintaining safe separation between ongoing construction and Costco traffic. This road remains in use today as the primary ingress/egress point for Costco.At the site’s eastern edge, adjacent to the utility easement, a 7,000 SF retail/restaurant building with a 500 SF covered patio and parking was designed. Original plans called for back filling the easement area with excess site material to allow for grade transition. However, due to easement restrictions, DCS coordinated a redesign incorporating a retaining wall system and revised the parking layout—achieving a compliant solution with no net cost increase.

Beyond logistical and infrastructure challenges, DCS’s scope included full demolition of existing buildings across the site, underground stormwater detention installation, complete utility and paving systems, and site-wide landscaping.
