Issue: Preservation of Historical Zero Lot Line PropertySolution: Inside Out ConstructionThis project focused on the redevelopment of the historic two-story Chicago Brau Haus property in Lincoln Square on Chicago’s North Side. Though modest in size, the project posed complex challenges from the start, including historic preservation requirements, zoning and building code constraints, re-use limitations, zero-lot-line conditions, groundwater management, and adjacent construction restrictions.To navigate these constraints, DCS and the design team developed and implemented a detailed plan involving a sophisticated bracing and shoring system. This allowed for the careful deconstruction of the existing ground, second floor, and roof levels; excavation of a new lower level to house IT, electrical, and fire protection systems; and construction of a new internal structural framework using steel framing, bar joists, and metal decking—allwhile preserving the original historic front façade. Additionally, because the new lower level reached the water table, a perimeter water management and sump system was installed to protect critical infrastructure from potential water intrusion.
